How much do you want to take on?
Almost every barndominium conversation starts in the wrong place, with square footage. This is the question that actually sorts the options, and it is worth answering honestly before anyone draws anything.
Drawings only
We draw the plans and line up the approvals, with a stamp from an Iowa-licensed professional engineer where your jurisdiction requires one, and you take the set to whichever builder you like. You carry the schedule and the risk, and you keep full control.
Kit or shell
The structural shell delivered to your land, erected by you or by us. Common where an owner has trades in the family, or time and a tractor.
Turnkey
Raw land to keys under one contract. One schedule, one point of contact, one party answerable to the county board of health, the building official where there is one, and you.
Everything we draw answers to the place you are actually building in
Iowa has a state building code, but it applies where a city or county has adopted it, and many rural counties have not. Where a code applies, the design values on the drawings come from that jurisdiction: Pottawattamie County publishes a 115 mph wind speed and the City of Waterloo 107 mph, both with a 30 psf ground snow load and a 42-inch frost line. What follows you everywhere is the residential energy code, which Iowa applies throughout the state, and the county board of health's septic permit. A set drawn to someone else's answer is the wrong set for your parcel, whether you are buying a kit or a whole house.
