Barndominium Builders in Linn County, Iowa
Rural Linn County is where most Corridor barndominiums actually get built: acreage north toward Center Point, east around Springville, Mount Vernon and Lisbon, and scattered parcels between the cities. We design and build shop houses, steel-framed homes and post-frame barndominiums on that land, and we manage the county paperwork that comes with a rural site. In the unincorporated county, Linn County Planning & Development issues the building permit together with zoning, electrical, mechanical and plumbing permits, and a zoning permit with a site plan comes before construction. Its Building Division also inspects for several small partner cities. A new rural home then collects two more approvals from other county offices: a well and septic permit from Public Health, and an entrance and E-911 address permit from the Secondary Road Department. Families looking for barndominium contractors who already know that sequence save weeks, because the septic permit and the driveway permit can run while the plans are in review. For a post-frame shell, the county wants engineer-certified drawings carrying its design criteria, and we have those prepared by an Iowa-licensed professional engineer. Start the survey with your parcel and we will lay out every county permit your build will need.

Linn County Planning & Development, Building Division
For unincorporated Linn County, Planning & Development issues building, zoning, electrical, mechanical and plumbing permits online or in person, and its Building Division inspects for several partner cities under 28E agreements. Cedar Rapids and other cities with their own building departments permit inside their limits, and a county building code does not reach a genuine farm house under Iowa Code § 331.304.

- Partner cities
- Planning & Development provides building services to several small cities as well as the unincorporated county, among them Alburnett, Bertram, Center Point, Ely, Lisbon, Mount Vernon and Springville.
- Post-frame design criteria
- The county's pole frame (post frame) building handout, written for accessory buildings, requires plans certified by an Iowa-licensed professional engineer and lists 36 psf ground snow load, 90 mph basic wind speed, Exposure C and 2,000 psf assumed soil bearing.
- Well and septic permits
- Private water well and sewage disposal system permits come from Linn County Public Health, and percolation test results for a septic system must be completed by a certified installer.
- Driveway and address
- Entrance and E-911 address permits for a new rural home are issued by the Linn County Engineering & Secondary Road Department; a paved entrance needs a separate work-in-right-of-way permit.
- Accessory building size
- Effective December 2024, detached accessory buildings in the county's residential zoning districts are limited in size by lot coverage.
- Farm-house exemption test
- In Lang v. Linn County Board of Adjustment (Iowa Supreme Court, No. 11-0683, 2013) the court upheld the county's denial of farm-house zoning exemptions where the farming was a sideline to the residence.

Building on land near Linn County
Linn County acreage ranges from row-crop ground to wooded parcels along the Cedar and Wapsipinicon valleys, and each kind brings its own questions. Zoning decides whether a house can go on the parcel at all, and a separate shop may run into the accessory-building size limits on residential land. A well and septic system are normally part of the job, so the percolation test belongs early in the process. Metal building homes on open ground also need a plan for wind, drifting snow and driveway access. When someone asks about building near Linn County towns such as Mount Vernon, we check first whether that city or the county holds the permit.
