Barndominium Builders in Plymouth County, Iowa
Plymouth County is farm country first, with its county offices in Le Mars and wide stretches of cropland between the towns, and that shapes how a barndominium gets approved here. Iowa Barndominium Builders works as barndominium contractors for buyers who want a home and a working shop on rural ground, and we also ship barndominium kits to owners who want to handle the erection themselves. The county's Planning and Zoning Department issues building and zoning permits for unincorporated land, and its zoning ordinance is written to keep farmland in production. That means the first thing we check on any parcel is not the floor plan but whether the zoning district allows another house there at all. Wells and septic systems run through the county sanitarian as a separate permit. The facts below are taken from the county's own ordinance and department pages. If you are weighing a tract anywhere in or near Plymouth County, [start the survey](/survey/) with the parcel location, your acreage and the size of home and shop you want, and we will tell you what the county will want to see.

- One new home per quarter section
- In the A-1 Primary Agricultural District, acreage dwellings not tied to a farming operation are limited to one new dwelling unit per quarter section, and must meet the ordinance's agricultural separation standards.
- A-1 lot size
- A residential dwelling in the A-1 district needs a 2-acre lot with 300 feet of width; the ordinance table sets a 40-foot maximum height for it.
- Loess Hills overlay
- In A-1, a conditional use permit is required for single-family dwellings on farmsteads within the Conservation and Loess Hills Overlay Districts, and for development in the Loess Hills Sub-District Overlay.
- What counts as agriculture
- The ordinance's definition of agricultural use excludes any parcel of land of less than twenty acres.
- Well and septic permits
- Well and septic permits are required from the Plymouth County Sanitarian and are valid for one year. A new home or septic system needs a permit before installation, and a new system needs a site analysis to set its location and the amount of leach line.

Building on land near Plymouth County
Because the A-1 district allows only one new non-farm house per quarter section, a buyer can find a pretty parcel and still be told the quarter's allotment is used up. Ask the zoning office before you close. Under 20 acres, the ordinance's definition of agricultural use does not reach the parcel, which matters if you were counting on the farm exemption. Where a Loess Hills overlay is mapped, a farmstead house also needs a conditional use permit. Once the site clears, our [site preparation](/services/site-preparation/) crew builds the pad and drive, and the sanitarian's site analysis tells us where the leach field can go.
